Price is one thing, but how you show off your home can be the difference between closing a deal and watching one walk away.
Staging your home means presenting it in the best light. Sprucing up the curb appeal, giving the inside a new shine. This usually takes place before the For Sale sign goes up. As a experience realtor and SRES designee Stacie knows what buyers are looking for and can help you get your home looking its best.

The staging process can be stressful because you’re being asked to rearrange your home for the sake of someone else. She understands this can be emotional for you and your family, and will be at your side, supporting you all the way through.
Showing Your Home
There are two types of showings:
- Open houses. Your home will be open for a few hours to realtor and potential buyers. Stacie will be present the entire time and will require all visitors to sign in.
- Individual showings. An agent brings prospective buyers into your home to show them around and discuss its features. These showings are scheduled through Stacie.
This part of the selling process is not usually experienced by the homeowner. Showing a home to prospective buyers while you’re present can put you in an awkward position of feeling forced to answer the buyer’s questions. And it can be uncomfortable for the buyer to discuss possible changes to the home without feeling like they’re insulting your taste. For this reason, Stacie will likely ask you to be out of the home during a showing.
Individual showings are often scheduled on short notice, which means you have to quickly leave your home and occupy yourself for the duration of the showing. However, as a SRES designee Stacie understands that this can pose unique challenges for adults age 55 or better. She will take special consideration for your schedule and abilities. She will place specific times for showings in the listing if you prefer. And if you or a loved one living in the home is unable to leave, she will note that in the listing, too, and make arrangements to be present during individual showings.

Negotiating the Sale and Closing
It’s exciting when an offer is made on your home. How do you know if the offer is reasonable and should be considered, and how do you begin negotiations?
- Stacie will be notified of the offer and present it to you. She understand the local market and will familiarize herself with your needs so she is well equipped to help you determine if the offer should be accepted, declined, or if negotiations should begin.
- She will work with you to find a time, either in-person or via phone or video chat,

Cary
Carolina Preserve is an upscale active adult community developed between 2006 and 2014 by Del Webb. The neighborhood consists of over 1300 detached homes. Home prices range from the upper $310,000s to $590,000s. HOA dues are around $230/month. The neighborhood boasts tons of amenities, including a huge clubhouse where residents can swim, take a pottery class, work out at the fitness center, learn photography, and participate in plenty of social events, among other options. With over 100 clubs and interest groups, there is something for every resident. The neighborhood also has 5 parks throughout, ponds for fishing, and walking trails.
Heritage Pines, located in Cary near Morrisville, is a 55+ country club community. The neighborhood is made up of nearly 300 residences, with both villas and single-family homes. The single-family homes range from 1400 to 2400 square feet and are priced in the mid $300,000s. HOA dues are $187/month. The neighborhood clubhouse hosts tons of activities, including community events, clubs, and classes. The community also has a fitness center, pool, spa, tennis courts, walking paths, and much more.
The Courtyards at O’Kelly Chapel is an active adult community designed by Epcon Communities. Conveniently located on the northwest side of Cary, neighborhood amenities include a clubhouse, pool, walking trails, plenty of green space, and a fitness center.
